🏠 For HDB Sellers

Selling your HDB flat,
handled end to end.

Selling an HDB is more than finding a buyer. There's pricing, HDB rules, your CPF, and usually your next home to line up too. Here's exactly how I take you from first valuation to handing over the keys, and what I do for you at every stage.

Where the HDB Market Stands

The numbers every seller should know before setting a price.

-0.2%
Resale Price Index, Q3 2026

Third straight quarterly dip. Prices are drifting sideways, not falling sharply.

7,528
Resale transactions in Q3

Up 5.2% year on year. Buyers are still active.

596
Flats sold for $1M+

A quarterly record. Well-located, younger flats are still commanding top dollar.

What it means for you: Flat prices with steady buyer demand means pricing matters more than ever. Homes priced right against recent transactions are still selling; homes priced on hope sit. Read the full Q3 breakdown →

8 Stages, One Agent Beside You

What happens at each step of an HDB sale, roughly how long it takes, and what I take off your plate.

01
Week 0

Free Valuation & Pricing Strategy

We start with your numbers, not a guess. I pull every recent resale in your block and town, adjust for floor, facing, lease and condition, and show you the realistic price band. I won't inflate a figure just to win your listing.

  • Comparable resale analysis for your block and town
  • MOP check and recommended asking price
  • Net-proceeds estimate after CPF refund and outstanding loan
02
Week 0–1

Your Sell-Buy Game Plan

Most HDB sellers are also buyers. Before we list, I map the sale against your next home so you're never caught without a place, or paying tax you didn't need to.

  • Timeline for your next HDB, condo or downsizing move
  • HFE letter, ABSD timing and resale-levy checks
  • Extension-of-stay or bridging options if dates don't line up
03
Week 1–2

Prep & Launch Marketing

Your home goes out looking its best and reaches the right buyers quickly. I register your Intent to Sell with HDB (required at least 7 days before you can grant an OTP), then launch.

  • Professional photos and a written listing that sells the home
  • PropertyGuru, 99.co and targeted Facebook ads
  • Buyer information sheet buyers keep after viewing
04
Week 2–12

Viewings & Buyer Screening

I handle every enquiry, viewing and open house, and filter out buyers who can't actually complete, so your time goes to serious ones.

  • Open-house weekends to build competition
  • HFE and financing checks before offers are taken seriously
  • Ethnic Integration Policy (EIP) / SPR quota checks
05
When the right offer lands

Negotiation & Option to Purchase

I negotiate for your net, not just the headline. When several buyers are interested, I run a structured best-and-final round so every buyer bids their real number.

  • Offer-by-offer advice backed by the latest comparables
  • Valuation and Cash-Over-Valuation (COV) guidance
  • OTP issued and option fee collected; buyer has 21 days to exercise
06
~2–8 weeks after OTP

HDB Resale Application

Once the buyer exercises the OTP, I take care of the HDB paperwork and chase every step, so you don't have to log into the portal and guess.

  • Resale application submitted and tracked to approval
  • Endorsement of documents and HDB acceptance
  • Lawyer and bank coordination on both sides
07
~8 weeks after HDB acceptance

Completion & Handover

Completion day should be boring. I make sure it is.

  • Move-out checklist and final buyer inspection
  • Keys, access cards and defects flagged before the day
  • With you at the completion appointment

Ongoing

After the Sale

My job doesn't end when the keys change hands. If you're buying next, I keep helping with that, and I'm a message away for anything property-related after.

  • Help with your next purchase: HDB, condo or new launch
  • Rental support if you'd rather rent out than sell
  • Market updates whenever you want them

Sell First or Buy First?

The order you do things in decides how much cash you need upfront and where you live in between. Here's the trade-off.

Sell First

Best if you want certainty on your numbers

Why it works

  • You know your exact sale proceeds before committing to the next home
  • Buying private next? No ABSD to pay upfront, since you won't own two homes at once
  • Your next budget is based on real cash and CPF, not an estimate

Watch out for

  • A possible gap between handing over keys and moving into your next home
  • You may need to rent short-term or stay with family

Buy First

Best if you've found the right next home

Why it works

  • Secure the home you want without rushing
  • One move, straight from old home to new

Watch out for

  • Buying private while you still own your flat: 20% ABSD (Singapore Citizens, second property) is usually paid upfront, and refunded to eligible married couples only if the flat is sold within the deadline
  • Deadlines to sell your current flat once you own the next one
  • More cash needed upfront, or a bridging loan
🗝️ Temporary Extension of Stay

If you've committed to a completed home and the buyer agrees, HDB lets you stay up to 3 months after completion, which closes the gap when selling first.

🔄 HDB to HDB at the same time

Moving to another resale flat? HDB's Enhanced Contra Facility lets you sell and buy together and put your sale proceeds towards the next flat.

🏦 Bridging loan

A short-term loan that covers the downpayment on your next home until your sale proceeds come in.

Every situation is different. I'll map the right order for yours, including ABSD, CPF refund and timing, before we list. Rules as stated by IRAS and HDB; your eligibility depends on your own circumstances.

Common Questions from HDB Sellers

How long does it take to sell an HDB flat?
From listing to an accepted offer usually takes a few weeks if the home is priced right. From OTP to completion is typically about 3 months, depending on how fast HDB processes the resale application. My most recent HDB sale went from OTP to completion in about 13 weeks.
Can I sell my flat and buy my next home at the same time?
Yes, and timing matters. Depending on what you're buying next, the order affects ABSD, your HFE letter and where you'll live in between. I map this out in your sell-buy game plan before we list.
What is the Intent to Sell, and do I need to do it?
Yes. HDB requires you to register an Intent to Sell on the HDB Resale Portal at least 7 days before you can grant an Option to Purchase. I'll walk you through it as part of the prep stage.
How do you decide my asking price?
On evidence. I use actual resale transactions for your block and town, adjusted for floor, facing, remaining lease and condition. You see the comparables yourself, so the price isn't a number you have to take on trust.
Will you keep me updated?
Yes. You get an honest weekly update on enquiries, viewings, buyer feedback and how the market is moving, so you always know where we stand.
